Common questions about leasing at OMAB


  • Suites range from 330 SF to full-floor configurations of approximately 7,355 SF. Most available suites fall between 590 SF and 1,668 SF — sized for solo practitioners through mid-size group practices. Adjacent suites on the same floor can be combined if you need more square footage than a single suite provides.

  • Yes. Several floors have adjacent vacant suites that can be combined under a single lease. The full second floor (7,355 SF) is also available as a single tenancy. If you're looking at a specific size range, it's worth asking whether a combination configuration is possible before ruling out a floor.

  • Both options exist. Some suites are already built for medical use and can be occupied as-is. Others are available in shell or prior-tenant condition at a different base rent. The right fit depends on your clinical layout requirements. We can walk you through what's in place in each available suite before you commit to anything.

  • Yes. We work with tenant representation brokers on a co-op commission basis — the commission is paid by the landlord, so there's no cost to you for having representation. If you're working with a broker, have them reach out directly. If you're not, we're happy to work with you directly as well.

  • We offer standard multi-year terms, most commonly 3 to 5 years. Shorter terms may be available for smaller suites depending on circumstances. Longer terms are also negotiable for tenants requiring more significant build-out. We don't publish fixed term requirements — it's part of the conversation.

  • Parking is addressed in the lease. The building has 33 secured on-site stalls across two garage levels. Stall allocation and any associated monthly cost are negotiated as part of the lease terms and vary by suite size and configuration.

  • For as-is suites with no construction required, occupancy can happen quickly once a lease is signed — sometimes within a few weeks. If your configuration requires any tenant improvement work, add time for permitting and construction. A realistic range for build-out scenarios is 3 to 6 months from signed LOI to occupancy, depending on scope.

  • Building management is handled directly by the owner. Maintenance requests are received and tracked through a dedicated building management line. For urgent issues, there is a direct contact available outside of business hours. We don't use a third-party management company — if something needs attention, you're talking to the people who own the building.
